by Cris Chico on March 11, 2011

I just recorded this quick audio

It’s about THE BIGGEST reason why real estate investors fail!

Listen to the audio and give me your thoughts?

Am I right or completely off base?

Chris, I think you’re right. I’ve been studying Real Estate investing for 2-1/2 years now, and in my opinion, one of the main things it takes to succeed in this business is people skills.

Branden Linnane March 11, 2011 at 4:09 pm

Well said…can’t say more!!!!

Fran Austin March 11, 2011 at 4:17 pm

THANKS CHRIS FOR THE KICK IN THE BUT I NEED EVERY ONCE IN A WHILE. I ADMIRE YOU FOR BEING HONEST WITH ME AND OTHER PEOPLE. THANKS FOR EVERYTHING

Hi Cris,

You’re right on the nose. I’ve been studying Real Estate eight to twelve hours a day for over a year now. I’m caught up in the “Paralysis of Analysis Syndrome”. What if this… or what if that. What your saying is true to the truth.

I’m just going to have to accept the mistakes and keep on going. I can relate to your being an Accountant. I’m an Accountant also. After graduating, I simply went out and started auditing. After 30 cases or more… I was on my way.

Why can’t I do the same in Real Estate. Well, It’s time that I got out into the real world. THANK YOU! …for your dedication and excellent materials. I’m going to implement them immediately.

Art March 11, 2011 at 4:37 pm

Thanks Cris your 100% RIGHT !!!!! I Needed a Kick in the Ass to keep going Froward know matter what. !!!!

Ali March 11, 2011 at 6:42 pm

You hit the nail right on the head with that talk…I have a question Cris, do youu need a real estate license in order to wholesale your programs?

Scott March 11, 2011 at 7:03 pm

Good reality check. The key ingredient to success is action.

maurice March 11, 2011 at 7:46 pm

chris you hit the nail on the head ! That fear of geting it wrong kills so much
drive ,so many people has said “you dont have to get it perfect, just get it going”

Cris Chico March 11, 2011 at 8:22 pm

ali – you dont need a real estate license

William D. Jordan March 11, 2011 at 8:24 pm

Cris,
YOUR COMPLETELY FULL of @*##&^%#U$!!!!!!!!!!!!!!!!!!

And that “@*##&^%#U$” is my symbol for integrity! :)

Nice talk Cris. Enjoyed your VA webinar and material. And
thanks for the prompt refund on that program that you guys
canceled. Your one of the few gurus that if you google your
name there isn’t one thing bad said about you! And that says
a lot in today’s world.

Cris Chico March 11, 2011 at 8:42 pm

thanks dean..much appreciate your kind words

jeff March 11, 2011 at 9:48 pm

what do i think? i think you know best becuz of ur exposure. how bout words from someone who knew how to have fun *charlie chaplin*- “failure is unimportant. It takes courage to make a fool of yourself. To truly laugh, you must be able to take your pain, and play with it!”

dale b March 11, 2011 at 11:18 pm

Great lecture C. I have 2 sellers call in two days. The problem is they are both BURNOUTS!!!. How do you value them?15K for repairs?I’m calling bandit sign investors and landlords to see if they will take the contracts. Will also check REI group in ATL for help.

Cris Chico March 12, 2011 at 12:09 am

burnouts are tought

you have to get them cheap

and have to assume huge rehab cause investors will have to pull permits and do everything by the book

usually 35-50k rehab costs depending on the size of the house and the fire

james March 12, 2011 at 3:18 am

As investor in NYC I would say your right you still need to take action but their is another issue not related to talking to a seller and its buyers that may or may not want to due business on your terms. i have always been able to control sellers but buyers with cash and no marketing skiils who wanted the cheapest wholesale deals they can find without wanting to pay a fee is another thing. Or maybe i just need to increase my list more.

paul March 12, 2011 at 3:23 am

cris, I probably take the prize i’ve invested over 80,000 in realestate coarses, out of that made no money thus far.

Jim White March 12, 2011 at 3:58 am

I spent thousands of dollars attending short sale boot camps and courses which were all 90% fluff and never worked like the gurus said it would. Then every time you turned around something was always changing and by the time you got a deal worked out the price of the house had fallen to such a decline that you were just another listing in the MLS. I have deleted most of these gurus from sending me their new shiny toy that is going to make me rich. Chris your right about one thing and it’s called action and most of us don’t have that little extra in us to do it and never will. I go to some of the REI meetings and listen to some guru selling a $997 course and see the check books open up to buy a can of magic beans that will grow a bean stalk in the back yard and all you have to do is climb it and at the top will be a goose that lays golden eggs when I would just love to walk up front and tell every one my course is free, JUST DO IT AND GET OFF YOUR ASS.

Sharita March 12, 2011 at 9:24 am

Great gut-reality check. Just what I needed to Hear. I have been attracted to RE Investing for a few years; I have attended seminars, webinars, bootcamps, listened to tele-series, got the books, purchased the course and bought the T-shirt!! No offers submitted. I will take action to make my dreams come TrueRealtys. Thanks Cris.

Jim March 12, 2011 at 11:26 am

Chris,
You’re 100 percent correct!!

Tara Brown March 12, 2011 at 11:38 am

Hey Cris!
Awesome blog you’ve got going….love the great info. I’m getting ready to send out absentee owner mailing, but only have 800 names on the list. I live in town with about 200,000 people. I read somewhere Alex Youngblood saying he mails out 5000 postcards at a time. How much of a disadvantage is it not to have a big list?
See ya

oscar March 12, 2011 at 12:03 pm

Cris, I needed this wake up call to get going and keep going I was always thinking I neede to read or hear one more audio on real estate wholesaling before I got started because I needed to know just one more thing to get it right and that would be the perfect time to start. I have found out the perfect time to start is Now! With what you have and learn more as you go along. Like you said nothing beats getting out there in the real world and doing it. Thank you very much.

James March 12, 2011 at 12:14 pm

Cris,…Right On!!
Just like a car that needs gas in the tank, air in the tires, brake fluid, water in the radiator. People need stuff too. Emotion and enthusiasm. Thanks for the fill up!!

Chuck K March 12, 2011 at 1:11 pm

As my father said to me…”Being complacent is easy but you pay for it when audacity’s ugly head of reality rises to kick you in your a$$ – so get movin!”

Larry Hoover March 12, 2011 at 1:56 pm

Cris: You`re absolutely correct!!

Joseph March 12, 2011 at 2:04 pm

Hell Chris

You are absolutely correct. You just have to go out and do it. I have been looking at properties, attending webinars, reading books and going to paid seminars. I have not taken any action and that is where I failed. I would be no worse off if I had just made some offers than I am now. I will take this advice and start today.
Procastination gets me nothing. I always say that I will order just one more course to clearify some information, but then I still take no action.
I will take action starting now.

Abel G. Lopez March 12, 2011 at 7:49 pm

“Chico U R Da Man!” Cris all kidding aside, everyone who listened to this audio knows you are right, hell we’ve known you were right 2 years ago! Its all internal psychological Bullshit that hits all of us and then, we start to let that doubtful spirit grab us, and then fear sets in, and we are screwed, no action happens! We are our own worth enemy, I know I am; but I also know that when I have successfully overcome fear in the past I have been very successful and kicked some major ass! So the journey continues my friend, until we grab success by the neck and bend it to our will, we will always be afraid! We must never give up! I am learning to listen, and allow myself to be mentored! Thanks for being patient, caring, but also tough! No one respects a wimp! Please continue the guidance, coaching, mentoring and ass kicking!

I agree fully. Ive been following your system to the letter, even been video documenting my progress but i’ve reached a slump. I built a 60 person buyers list using your method and I just finished my motivated seller campaign two days ago. I have 72 voice mails but for some reason I haven’t listened to a single 1 yet. I’ve come up with LOTS of excuses as to why I need to wait, but your right, I guess i am procrastinating, time to get back to it :-) Great Video…. Thanks

Mike S March 15, 2011 at 11:15 pm

Thanks Chris,
Your honesty and integrity shine bright. Action is what we all need. Thanks for the great videos and pointing me in the right direction. Looking forward to more soon

You are so right Chris, thank you for your encouragment-i’m to old to make light of this great life God has given to us. We should take life more seriously. Men like me need men like you, i don’t know you personnally-but i feel like you are a good friend.
Thanks !!

Miles March 16, 2011 at 11:09 pm

Take it from me…..Cris is one of the BEST guys you will meet in the real estate investing world period!! He truly wants you to succeed. He did it and he knows anyone else can do it too!! I owe ALL of my success in my wholesaling business to Cris.

Jeffrey Hall April 15, 2011 at 10:06 pm

Cris, you are so right.
I bought your VW complete course over 2 years ago. I still haven’t done anything with it. I keep buying other courses and never take action. I’m totally broke and have to declare chapter 7 BK – but I don’t have any money to pay the BK court trustee!

The only part i didnt like about your talk was this…

200-300k a year?

I’m not getting involved in real estate to make that much money. I’m getting involved in real estate to make millions.

;)

Matt Kearney June 16, 2011 at 12:34 am
