I’ve gotten a lot of comments and questions about Virtual Wholesaling lately… specifically about the inner workings of the system.
I know that many of you have my Virtual Wholesaling Blueprint but I wanted to lay out the system for everyone.
The simple explanation

Now if you are not able to sell the property, you’ll simply cancel the contract with the seller
I can’t go over the entire system in a blog post like this.
But I think having this simple checklist will give you a good idea of all the moving pieces.
You’ll learn all of the above in great detail in my Virtual Wholesaling, which is a complete video based training to do the entire marketing PLUS additional training on speaking with buyers and sellers and closing deals.
The system has been proven by many of my students to work BUT you have to take the time to implement it.
The great thing is that once you have all the pieces in place then you can run it with very little work. In fact, once you have it down you can train a Virtual Assistant to do most of the work for you.
But for most people it will take 2-4 weeks to get all of the pieces in place and be ready to start doing marketing.
WHAT’S THE SECRET TO MY SUCCESSFUL STUDENTS?
I can tell you that there is definitely no magic pill here.
#1 – They Work Hard
To be successful in real estate investing, you don’t need a university degree, or even a resume.
But if you’re starting out , you do need to be prepared to work really, really hard.
It can be rewarding, but it is hard work.
The fact is that many people buy real estate courses all the time and never make any money.
They never follow through …. most people don’t realize that there is hard work and so they just give up.
I do have students that appear to work very little and make tons of money … but this is only after putting in the work up front to achieve that.
#2 – They persevere through hardship
Most successful real estate investors have failed several times.
Instead of allowing failure to discourage them, they use it as a learning experience.
The knowledge they gain is valuable, and their ability to persevere through hardship allows them to continue working toward the success they eventually achieve.
#3 – They take action despite not having all the facts.
As a successful entrepreneur and real estate investor you need to be able to work within a framework of ambiguity.
Most people are paralyzed because they are looking to make sure that they have everything 100% covered (to avoid making mistakes)
This is absolutely the worst thing you can do.
You have to be diligent to make sure you do the best possible job of eliminating mistakes and making sure that you are doing things right.
But at some point you have to be willing to pull the trigger and accept that there is likely something that you missed and you’ll just have to deal with correcting it as you go along.

Real estate investing, like anything in life requires three things for success
DECISION – you have to decide on the direction you want to go in … in real estate that means choosing the right niche and the right training … and making sure that it’s a strategy that matches your skill sets and resources you have available
ACTION – this is where people start to drop off.
A lot of people are in that perpetual learning stage. Where they are constantly soaking in new information but never really doing anything.
PERSISTENCE – this is where 95% of the people will drop off. Most people encounter the first bit of trouble.. the first sign that something does not work 100% as advertised and they give up.
Let me tell you that NOTHING works 100% as you think it will.. you have to make adjustments.
Like an airplane that takes off and is off course 99% of the way there. the pilots have to make adjustments so that the plane gets to the destination safely.
So life is about deciding to do something, taking action, and then persisting until you make things happen.
So simple .. and yet so difficult to do.

Randy Gage is someone that I’ve been listening to recently.
His message is of prosperity and abundance and in this video he talks about doing something that most of you will find EXTREMELY difficult to do.

If you’ve ever read any “success” books then you’ve heard the saying
“Knowledge is power”
That is the biggest lie of our time!
Here’s why…
Some of the smartest and most educated people that I’ve met are poor, miserable and bitter and resentful of the success of those “less qualified”.
Why is it that you can have superior knowledge but yet be less successful than others around you?
It’s because in life you don’t get rewarded for what you know… rather for WHAT YOU DO!
Ever met a fat doctor who smokes?
I’m sure he knows that smoking will kill him and that he should eat better and exercise.. but he’s not doing it!
It’s because all the knowledge in the world without sufficient motivation to act on it is completely worthless.
The goal is not to learn new things BUT to take action upon the knowledge that you just acquired.
Yes, when starting out you have to take the time to learn and understand new concepts and strategies BUT there comes a time when you have to put the books down and get your butt off the bench and in the game.
I’m a firm believer that the real learning happens in the trenches.
You’ll only get better at talking with buyers and sellers by actually talking to them on the phone (and having one yell at you every so often)
You’ll only get better at learning how to value properties by actually trying to run comps on deals…
So spend 20% of your time learning and 80% of your time doing and you’ll see results faster than you ever thought possible.
I came across this video the other day.
It’s a great story with a sad ending .. but with a profound lesson.
It’s a long video… It took me two sittings to get through but it was well worth it.

One of my favorite speeches of all time is from Vince Lombardi.
Lombardi was a legendary coach for the Green Bay Packers long ago.
If you can apply the principles laid out on this speech to your life and business you will achieve that which others only dream about.

Recently I came across this video on you tube. It’s about Rocky and his story of never giving up.
It’s very easy in life to allow obstacles to stand in the way of your dreams. Then you look back with regret!
Take a few minutes and listen to Rocky’s story as told by Tony Robbins.
You will be glad you did.
